Why Pictures are Important to Everyone!
With approximately 85 percent of home buyer’s checking the Internet for homes for sale in their buying area, there’s
Sellers—Adding as many pictures as possible to highlight the home serves two purposes. One it allows the home to have maximum exposure on the Internet. Two it shows the seller the agent cares about selling the home. The main idea of the pictures for a seller is to attract potential buyers to view their home. The more viewings a Seller has the better chance they have of selling their home.
Buyers---When Buyers check the Internet for homes, the first thing they look for are pictures of the home. If there are no pictures, the buyers usually move on to the next listing. It’s as simple as that. They want to be able to see what the front, back, inside and yard look like. Showing 0-3 pictures of the front of the home do no service to the buyers or the seller. Pictures of the home allow the buyer to decide whether they want to view the home or not.
Agents---Agents do not like to waste their client’s time or their own time. Homes with no or one picture of the front are usually a big red flag to an agent. What does the listing agent not want to show in a picture that might turn a buyer off from viewing this home? I don’t think I’ve had one buyer that purchased a home that had only one picture in MLS.
As we’ve all heard, pictures are worth a thousand words. Buyers want to see them, Sellers deserve to have them and Agents know a home without pictures is probably a waste of everyone’s time. Until the individual board of realtors or brokers mandate that at least 15 pictures be inserted into all listings the agents that don’t put them in will continue to make us agents that do put them in look like professionals.
